Fees
Key Renter uses simple flat rate fees. There are no percentage fees or hidden charges.
Key Renter Management fee - $75.00 per month.

Leasing fee - $400.00 A one-time fee per leased property (please note: if property becomes vacant and is leased more than once in the same calendar the leasing fee is decreased to $150.00 *this savings applies with lease renewals as well)

Marketing Fees – A ONE TIME FLAT RATE marketing fee of $500.00 until the property is occupied.
$75.00 annual year end tax preparation fee. This is charged only once a year in December. It handles the preparation of all 1099 reports. It also includes the preparation of your itemized year to date expense report.

Leasing
Key Renter’s leasing agents are constantly aware of the current market conditions and strive to obtain the highest possible rent amount for your property; Key Renter focuses on the fair market rental price of your property. The high volume of calls generated from Key Renter’s aggressive marketing strategies ensures confidence for the rent or lease of your property in the shortest period of time.

Key Renter is partnered up with the national credit bureau Experian to offer a comprehensive 12-point resident screening which enables us to find the most qualified residents for your home. Our rental agreement is developed and modified to protect both the owner and tenant. In addition, all required disclosures are in compliance with all legal requirements. Key Renter can also put any existing resident into our lease agreement to ensure you get the protection you deserve.

With the latest in property management technology Key Renter is able to keep on record and access all the important details that make properties attractive to prospective tenants. You can be assured that your investment is protected through our high quality management services as well as the use of legal notifications for any breach of the contracted agreement.

Accounting
Key Renter offers comprehensive financial Accounting and analysis solutions to our owners. With Accurate budgeting and forecasting and real-time on demand property reports, we are able to continually assess and manage all of the financial aspects of you property. Key Renter understands the importance of financial success thorough investment properties and we will continually strive to proficiently, and productively manage all financial needs of your property. Our accounting and record keeping systems are totally computerized with state-of-the-art software and hardware for accuracy and efficiency. Key Renter maintains all your security deposit accounts and records. You also will receive monthly and yearly income and expense statements and a complete income property tax record at end of each calendar year.

Maintenance
Key Renter’s primary function is to insure that the property is maintained. As we expect and demand that tenants pay their rent on time, the tenants also expect and deserve maintenance and concerns addressed in a timely manner, completely, honestly and professionally.
We maintain a twenty four hour a day emergency maintenance system.
State Law requires a system in place for after hour emergency repairs, such as no heat in the winter, fire, flooding or anything that will damage the property or persons. These matters will be addressed immediately. Therefore, owners will be required to maintain a $400.00 Reserve account or have an available emergency credit card on file. (Emergency funds).
Free On-Site Quotes
Ordinary repairs, such as faulty faucets, bad electrical outlets, interior or exterior paint, carpet replacement etc. are addressed during the normal work day. All regular or desired maintenance is competitively bid out to our in-house or third-party crews. Once the estimates have been received, we provide a free on-site quote for your approval.

Advertising
Key Renter handles all advertising, promotion, and showing of your property in a variety of advertising mediums. Your property will be accessible to tenant prospects through newspapers, mailers, radio and our 25 plus World Wide Web listings. Key Renter uses larger signs than the industry standard, which leads to a greater percentage of call volume on the specific property.

We are also listed with a number of relocation facilities that assist in property identification. All tenant inquiries come through our office, whether by phone, mail, fax, e-mail, or walk-in.

Rent Collection
Our rent collection policies are fair and firm.

We take quick action should any delinquencies occur in prompt payment of rent.

Tenants should answer to your professional Property Manager when firmness is required. Owners are and should be spared any uncomfortable confrontations.

Key Renter will collect rents, process information and mail out monies to the property owner along with an itemized property statement on the 15th of each month.
